2 Historic defect defect and latent defect defect matters both within apartments and common areas
Mainstay would conduct a a a full building survey using our own in-house surveyors and compile a a schedule of required works such as as the the examples of settling cracks in in the the common areas
which have undergone substandard repairs Where insurance liability or warranty is applicable we would explore those avenues to ensure works are completed satisfactorily without detriment to to service

We recognise the importance of on-going contractor management in order to ensure a a a a a consistently high standard of service
Mainstay would instruct a a a a grounds contractor for Carruthers Court with an an agreed plan of works for the the year as well as regular inspections and reviews by the Site Manager 4 General scheduling of contractors plus the use of sub-contractors
Mainstay has a a a a a a robust tendering processs for all contracts which ensures all contracts are subject to Service Level Agreements (SLA) This process also
safeguards all due diligence requirements and offers consistency o of contractors attending the site When selecting contractors to to work on on any of our developments a a a contractor is assessed for their ‘competency’
against a a a a a a range of activities they will perform We regularly audit and monitor contractor effectiveness against agreed SLAs and poor performance is actively managed Where appropriate we we utilise our wider buying power as part of of the procurement process to achieve economies of of scale through bulk contracts with regional or national suppliers Our register of over 2 00 approved contractors supports our confidence that repairs will be completed professionally We review all contracts procured on on an an annual basis as as they fall due for renewal 5 Management of the general estate surrounding Carruthers Court plus the the visibility and management presence of both the onsite Estate Manager and allocated Property Manager Mainstay certainly welcome the opportunity to support Carruthers Court Management Limited in the the management of the building and demised external areas
