Your Lease
You should have received a copy Lease when you purchased your property (further copies are available for a fee from the Land Registry and can be ordered via their website). The Lease describes your rights and responsibilities as a leaseholder and it is useful that you understand the covenants (as to what you can and can’t do with your property) fully. At Mainstay we are happy to discuss any of the lease terms should you need further clari cation. Your Solicitor may be able to assist with the request if called upon.
Lease Covenants
1. Residents must not hang or place any drying or for other similar purposes any washing, drying or laundry clothing, household linen, fabric or other similar material on or in any area so as to be visible from the exterior of the apartment.
2. No animal, bird or reptile is permitted on the premises other than guide dogs for the blind and hearing dogs for the deaf.
3. Noise must not be so loud, including bass, as to be heard outside the apartment.
4. Residents/visitors to act in a reasonable manner in respect of the treatment of the premises, the building or the estate and the locality and neither to cause nor to allow any person (including children) living or visiting the premises to cause a nuisance or annoyance to other persons in the estate and in the locality or to any tenant, leaseholder, occupier, agent, employee or contractor of the management company or the landlord. Nuisance and annoyance includes but is not limited to the following: Loud music, arguing, door slamming, dog barking and fouling, o ensive drunkenness.
5. Rubbish must not be left on the common parts. Rubbish must be bagged and put INSIDE the rubbish chutes provided which are located near the lifts. This will obviously prevent health hazards. Bulky items must be taken to the basement, and not put down the chute.
6. Not to do or bring or allow to remain upon the Premises any in ammable or dangerous or anything which may cause a nuisance. (This prohibits the use of barbecues being used on the Premises. De nition of Premises includes any balcony or garden used by the apartment.)
7. Tomakegoodanydamagetoanypartoftheestatecaused by any act or omission or negligence of any occupant or person using the premises.
