Managed Sales Services Provided

               Lake and Co shall:

                      Complete an Open Market appraisal of the Property for sale including reviewing the
                        floor plans, particulars and pictures of the Property

                      Advise the Client on any reasonable works to the Property that would maximise the
                        sale value prior to marketing, including the presentation

                      Arrange the dressing or de‐cluttering of the interior of the Property if required

                      Introduce an appropriate solicitor if needed and liaise with the seller’s solicitor to create
                        a complete sellers pack

                      Agree the selling strategy with the Client

                      Facilitate the introduction to an appropriate Estate Agent or agents (whom in Lake &
                        Co.’s sole opinion is most suited to sell the Property)

                      Liaise with the appointed Estate Agents to create marketing materials and approve the
                        sales particulars

                      Attend the Property for viewings as the Client’s appointed representative

                      Provide a complete service for the sale process including but not limited to, negotiating and
                        managing the conveyance process and acting as a single point of contact for the
                        professional advisers (including dealing with surveyors, bankers & solicitors)

                      Arrange any necessary works to the Property prior to completion of the sale

                      Read the utility meters upon completion

                      Liaise with the new owners of the Property to hand over the utility accounts

                      Act as the sole contact for the Client and their suppliers for anything related to the
                        Property
