Development Standards
Sec. 106-969. - Industrial zoned property.
Development standards for industrial zoned property shall be as follows:
(1) Exterior building colors. All buildings including nonconforming residential structures shall be
painted in compliance with the color chart adopted by the redevelopment agency on file in the
office of the community development department, provided that the planning commission may
accept buildings operating under a national or retail franchise with uniform colors as part of its
trademark or identity from the requirement of plans or color chart.
(2) Exterior lighting. All exterior lighting shall be 90 degrees cutoff downlight luminaires. The rays on
all lighting shall be confined to the premises; no spillover shall be permitted.
(3) Landscaping. There shall be a minimum of ten feet of front landscaping. A minimum of 15 percent
of the lot shall be landscaped. All areas not used for parking or building shall be landscaped with
permanent watering and maintenance. (See section 106-764.)
(4) Maximum height. The maximum height shall be 45 feet.
(5) Maximum lot coverage. The maximum lot coverage shall be 60 percent.
(6) Minimum lot area. The minimum lot area shall be 10,000 square feet.
(7) Minimum lot width. The minimum lot width shall be 75 feet.
(8) Parking, loading, etc. Parking, loading, etc., shall be as required by division 3 of article V of this
chapter.
(9) Permanent buildings. All uses permitted in M-1 and M-2 zones shall be inside permanent
buildings except those enumerated for these zones.
(10) Required street frontage. The required street frontage shall be 75 feet.
(11) Setbacks. For setbacks see the building lines chart in article IV of this chapter.
(12) Signs. Signs shall comply with division 5 of article V of this chapter.
(13) Storage. No outside storage is permitted unless approved by conditional use permit.
(14) Utilities. All utilities shall be underground.
(15) Walls and fences. A seven-foot wall shall be constructed where the property abuts residential
zoned property; a six-foot wall or fencing shall be permitted along all other property lines except
within the front setback. Also see section 106-970 pertaining to walls and fences.
