Conclusion
















     Our recommendation is to invest in The Grove, 2-4 Cummins Grove Malvern for the following reasons.

     •   Luxury Townhouses are a strong asset class and are well received by banks, financiers and investors. Presently there is
         a strong demand in the blue chip Eastern suburbs of Melbourne.

     •   Acquisition of the property has occurred at the right price and has already experienced 12 months market growth of
         11.8% leaving little risk for the investor.
     •   Plans and submission to council have been submitted and council supports the demolition of the existing heritage
         dwelling, leaving little risk for the proposed development not to be approved.
     •   Bawden Luxury Residences creative director, Kimberley-jade Bawden has overseen the design and creation of THE
         GROVE. At her time as Director of Interiors at Rob Mill’s Architecture KJ has overseen some of Melbourne’s most
