Kitchen/Diner (4.7m x 3.1m)
The Kitchen has been designed to maximise space and practicality and still leave space for a table for family dining. The Kitchen comes in a choice of different colours and styles and 12 different solid worktop types to choose from. This kitchen will be the envy of your friends and neighbours. Built in appliance include a Sin- gle Oven, Induction Hob and integrated microwave. There is also an integrated fridge, freezer and Dish- washer. A stainless steel under mounted sink is complimented with a pull-out spray mixer tap.
The flooring in the Kitchen is a choice of Egyptian Limestone in a number of different colours to help compli- ment your choice of kitchen units and worktops.

The Utility Room (2.3m x 1.8m)
This room is equipped with space for a washing machine and Tumble Dryer and is again finished in the same choice of Limestone as the Kitchen and comes with a number of units and worktops that will also match those chosen in the Kitchen. There is a surface mounted Graphite sink and tap in the utility room for wash- ing those dirty items that you want to keep out of the kitchen.
Cloakroom (1.8m x 1.2m)
is finished with a choice of Egyptian stone flooring or Spanish Porcelain and contains a close coupled WC in white porcelain with matching basin and Chrome Taps.

This generously proportioned room comes with the floor fully tiled and the walls half tiled in porcelain stone from Spain. These tiles are available in a choice of colours which allow each householder to personalise this space. The Large bath includes a mixer tap but also a thermostatically controlled shower and shower screen with conveniently located shower controls allowing you to set the perfect temperature and pressure before you get in the shower. The room is complimented with electric under floor heating and the enclosed WC incorpo- rates a handless flushing system for a more hygienic experience.
