Houseowners
No premium adjustment will be made until anniversary date when the premium will be calculated on the adjusted sum insured. This does not relieve the Insured of his/her responsibility to ensure that the sums insured represents the full replacement value of the property at all times.
Landscaping
The Company will pay up to R10 000 (ten thousand rand) per event towards costs reasonably and necessarily incurred by the Insured for the replacement of trees, shrubs, lawns, plants and fixed sprinkler installations situated at the grounds of the insured buildings stated in the Schedule;
PROVIDED THAT:
such loss or damage is caused by:
1. fire, explosion or as a result of firefighting operations;
2. any other emergency service operations;
3. impact by vehicles or aircraft or other aerial devices, any deliberate or malicious acts;
4. but excluding theft or attempted theft.
Labourers/contractors/employees clause
If a labourer, contractor or employee does something or omits to do something without the knowledge of the Insured, which is in contradiction of the Conditions of this section, cover will not be invalidated. The Insured must advise the Company of the act or omission as soon as he or she becomes aware of it.
Loss of locks, keys and remotes
The Company will indemnify the Insured in respect of the cost of replacing locks, keys, and remotes including the remote alarm controller and, if necessary, the reprogramming of any coded alarm system of any insured property, following upon the disappearance of any key or alarm controller, following upon the Insured having reason to believe that any unauthorised person may be in possession of a duplicate of such key or alarm controller;
PROVIDED THAT:
1. the Company’s liability shall not exceed R15 000 (fifteen thousand rand) in respect of any one event.
Additional cover may be purchased in which case the limit stated in the Schedule will be over and above the automatic cover provided.
2. the Insured shall be responsible for the first 10% (ten percent) of the claim with a minimum of R500 (five hundred rand) each and every claim.
Mechanical breakdown (Electrical Stoves only)
Not withstanding anything contained herein to the contrary this Section is extended to cover:
Accidental mechanical or electrical breakdown of any electrical stove whilst in the buildings on the premises as described in the Schedule;
PROVIDED THAT:
the Company will not be liable in respect of:
1. damage arising from wear and tear, depreciation, mildew, rust, moth, vermin, insects, larvae, any process of cleaning, dyeing, repairing or restoring, gradual deterioration which includes the action of light, atmospheric or climatic conditions;
2. scratching, abrading, denting or chipping;
3. damage arising from faulty or defective design materials or workmanship;
4. damage arising from inherent vice or latent defect;
5. damage arising from lack of maintenance;
6. damage arising through any disregard of the manufacturer’s instructions relating to the operation of any electrical stove;
