Buildings
– where metal is used in the construc on of the thatch roof such as wire mesh or metal-coated insula on, the lightning conductor must be separately earthed
– under no circumstances should steel pipes, cables or electric wiring be in direct contact with the thatch
– there must be adequate clearance between the thatch and metal objects under it
– where metals used in the construc on of the roof are not bonded and earthed, a minimum clearance of 1 m must be maintained between metals in the roof and water pipes, vent pipes, tanks, gas pipes, antennas, telephone and bell wires, burglar alarms and electrical wiring and condui ng
– the lightning conductor must be serviced at least once every three years by a specialist installer of conductors
– you must install at least a 5 kg CO2 re ex nguisher in every kitchen or cooking area and on every oor or lo if the building is higher than one storey
– the re ex nguishers must be maintained and serviced at least once a year.
You must also comply with the following addi onal condi ons if you have the following installed:
○ Fire retardant
– all wood or thatch treated with a re retardant must be maintained according to the manufacturer’s
speci ca ons or at a minimum interval not exceeding 3 years
– the treatment of the wood or thatch, as well as the maintenance of the re retardant, must comply with SABS speci ca ons
– you must supply us with wri en proof of this, if required by us.
○ Chimneys
– all chimneys must comply with Na onal Building Regula ons such as the height of the chimney and the materials used to construct it. It must not create a re hazard to any adjacent material
– a non-combus ble ashing must be installed on the roof around the chimney.
Monitor the risk pro le of your tenants
You must advise us as soon as possible of any change to the risk pro le of any tenant residing on your premises. We may impose addi onal terms and condi ons.
No fy us about any improvements to your buildings
If you increase the value of your buildings through any altera ons, extensions or improvements, we will increase your cover by up to the percentage stated in the Schedule, provided that you tell us immediately and pay any addi onal premium required.
Comply with na onal building regula ons
You must take all reasonable steps to ensure that the buildings comply with na onal building regula ons, and that your building plans have been approved by the local authority. Generators, for example, must be ed according to the latest published SANS standards. The installa on must be done by a quali ed electrician and you must be supplied with a SANS compliance cer cate.
