Agency Disclosure Script
Before we begin allow me to explain agency disclosure. You have the right to work with any agent or
brokerage you choose, but until you enter into a buyer agreement with my brokerage firm you are only
a “customer”. I can provide customer level service; however, if you are looking for guidance or would
like to be fully represented as a client we can enter into a buyer agency agreement, which would allow
me to work exclusively for your best interest.
Buyer Agency
Ask for the buyer to sign a buyer agency agreement. Make sure they haven’t already signed a buyer
agency with another brokerage. The buyer could be obligated to compensate both brokerages if they
have entered into multiple agreements, the buyer can cancel their first buyer agency in writing or email
to protect themselves.
Buyer Agency Script
By entering into a buyer agency agreement, you will be hiring me and my brokerage firm to help
assist you in your home buying journey. I will be assisting you with searching for properties, offering my
expertise, and representing you as your exclusive agent when you decide to purchase a home. As a
buyer’s agent my fiduciary duty is to your best interest. My commission is paid out of the transaction,
so it will not directly cost you anything for my services.
If they absolutely refuse to sign a buyer agency or do not want to be tied into a lengthy buyer’s
agreement, offer one for a shorter period, for example one week.
Showings
Tips for Scheduling Appointments
Pull properties by criteria and scheduled showings through MLS via Showingtime. When
scheduling multiple showings, use the google map tool to map out locations prior to scheduling. If the
client will be driving themselves to the showings, make sure they have detailed directions and
appointment times. It’s wise to schedule your showings in one direction so you are not bouncing back-
and-forth across town. Scheduling showings for occupied listings may need to be done first, since they
are usually dependent on a seller approving the showing. Vacant showings can be scheduled around
your occupied appointments since they can be accessed anytime.
Tips regarding showing instructions
Remember to review showingtime and agent-to-agent instructions and details regarding the
showing, paying attention to things like rental agencies, gate codes, lock box locations, private lockbox
codes, and alarm codes. Make sure this information is ready when you arrive at the property. When
deactivating security alarms, you want the codes handy and not stuck in your email. For gated
communities, you may need to arrive together with the client to help them access the gate. Some gated
communities have on-site security and guard houses that will not let the client enter without an agent
present. These are all tips to remember when scheduling your appointments.
