4/3/26, 11:10 AM Construction To Performance: Understanding The Shift Reshaping Global Real Estate - Construction Business News Middle East
This transformation marks a defining moment for the industry. Developers are now judged not only on
architectural ambition or delivery timelines, but also on their ability to operate, optimise, and
continuously enhance the assets they create.
The UAE offers a strong illustration of this shift. Dubai’s real estate market closed 2025 at an
unprecedented scale, recording more than AED 680 billion in property sales with nearly 200,000
transactions, according to the Dubai Land Department. Total real estate activity, including mortgages
and related transactions, reached an all-time high of AED 916 billion, underscoring strong investor
demand and a maturing market.
Globally, the rapidly expanding real estate asset management and consulting sector further reflects this
evolution. The industry is expected to grow from USD 12.8 billion in 2025 to USD 18.5 billion by 2035,
as investors increasingly prioritise predictable income streams, operational transparency, and resilient
long-term performance over speculative appreciation. As a result, the traditional build-and-sell model
is giving way to more integrated strategies that incorporate digital services, facilities management,
leasing, and community engagement.
Real estate is shifting from construction volume to long-term value—where performance, adaptability, and
operational excellence define success
