Here are some Top To-Dos:
Grounds check outside
c Check driveways and walkways for cracks and deterioration.
c Check that window wells, dry wells and storm drains are clear of debris.
c Check wooden fences for damage.
Exterior of house
c Check (during rainstorm) for proper drainage away from the house and garage.
c Check decks, railings and stairs for deterioration.
c Check foundation area for settlement, cracks, spalling and for evidence of insect infestation.
c ROOF (Use binoculars or hire a professional)
c Check for loose, damaged or missing shingles or shakes and check the seals at flashings.
c Check that gutters are clear of debris.
c Check the chimney for cracks, gaps, loose mortar and that the flashings are properly sealed.
Exterior electrical/plumbing
c Check that incoming service wire is clear of branches.
c Have all exterior plugs fitted with ground fault connectors.
c De-winterize and check exterior faucets.
Interior electrical/plumbing
c Test ground fault circuit interrupters (GFCI).
c Check the condition of the washing machine hoses and clean the dryer vent of lint buildup.
c Check bathroom and kitchen caulking and check under sinks to make sure there are no signs of leaks.
Interior of house
c Check all painted and finished walls for condition.
c Check the function of smoke alarms and carbon monoxide detectors.
c Check for moisture in the basement and/or crawlspace.
Heating/cooling systems
c Have the heating/cooling system serviced by a qualified technician.
c Clean/replace the furnace filter.
c Inspect and install room air conditioners.
