What is the Buyer’s Agency Agreement?
When you agree to sign the agreement, you are simply agreeing to hire a
personal representative who, by law, must represent your best interests to
the best of his/her ability. The terms and standards set forth in the contracts
are provided by the Florida Real Estate Commission. As real estate
professionals, we will complete these contracts and help you to understand
them, typically at no cost to you, the buyer. The vast majority of the time,
the seller’s agent is responsible for paying your agent’s fee.
Understanding Your Duties and Your Agent’s Duties
With one of life’s milestone decision at hand, working effectively with your
agent assures that the time spent together is both positive and productive.
Both your agent and you have duties when it comes to finding the perfect
home for your needs.
Buyer Duties
• Leave if you know it is not the right house.
• Giving feedback to the seller is important; share your thoughts.
• Always ask yourself “Does this house make it into my top
three?” as you continue your house search. If no, inform your
agent.
Agent Duties
• Entering the property before buyers.
• Locking the house when the tour is complete.
• Respecting and complying with all of the property owner’s
showing requests
• Analyzing the home completely in relation to:
• Buyer’s needs
• Resale Potential
• Investment Potential
