NOTICE IS HEREBY GIVEN that in accordance with Sections 65090 and 65091 (Planning and Zoning Law) of the Government Code; and, pursuant to the procedures of Title 10 of the Reedley Municipal Code, the Reedley Planning Commission will conduct a public hearing to

1. Environmental Assessment No. 2018-6: Recommend that the Planning Commission approve Environmental Assessment No. 2018- 5, determining that Variance Application No. 2018-1 is exempt from CEQA, pursuant to Sections 15303 and 15332 of the CEQA Guide- lines.
2. Variance Application No. 2018-1 Recommend that the Planning Commission approve the encroachment of a single family residence into the side and rear yard setbacks of an estate-sized lot. The subject property has a 30-foot public utility easement in the front yard area, which increases the front yard setback from 50 feet to approximately 62.5 feet. The project is located at 165 North Kingswood Parkway, on the west side of North Kingswood Parkway, south of the terminus of West Riverglen Avenue.
