11. Protecting REALTORS® From Drive-By Lawsuits: [JOHN] supports adding a notice period to the Americans with Disabilities Act (ADA), giving businesses an opportunity to fix minor or unintentional violations before lawsuits can be filed against them.
12. Promoting Financing for Commercial Real Estate: [JOHN] supported helping commercial property owners and small businesses access the mortgage capital they need to invest in communities and promote a healthy commercial real estate market.
13. Terrorism Risk Insurance Program (TRIP) Reauthorization: Terrorism insurance is vital to commercial real estate markets and job creation. [JOHN] supported successful efforts to reauthorize this program, ensuring that private property/casualty insurance remains affordable and available for commercial development.
14. Internet Sales Tax Fairness: [JOHN] supports creating an even playing field between brick-and-mortar retailers and online businesses when charging sales tax, helping to sustain and support Main Street businesses.
15. Streamlining Real Estate Depreciation Rules for Investors: [JOHN] supported streamlining the leasehold improvements depreciation rules for commercial or investment real estate, allowing a 15-year deduction schedule instead of 39 years. This new, permanent accelerated depreciation schedule helps encourage investments in their communities.
16. Lease Accounting: [JOHN] worked to maintain accounting standard practices that ensure commercial property owners can find financing by using leases and the value of the property as collateral.
17. Promoting Voluntary Energy Efficiency Incentives: [JOHN] supports incentives to help homeowners and landlords improve the efficiency of their homes without burdensome regulation or new point-of-sale requirements.
18. Safeguarding Private Property Rights: When the EPA released a proposed rule that vastly expanded the waters subject to federal regulation, [JOHN] stood up for private property rights and fought the agency’s bureaucratic overreach.
REALTOR® BUSINESSES:
19. Pandemic Unemployment Insurance/SBA Loans: As our country faces the coronavirus pandemic, [JOHN] continues to push for small business owners to have the resources to weather the storm. [JOHN] realizes that small business is the backbone of the economy. That’s why [he/she] pushed for unprecedented COVID-19 relief legislation to support small business owners and real estate agents.
20. Protecting REALTORS® From Frivolous Patent Lawsuits: [JOHN] voted for legislation that would fix loopholes in the patent litigation system and protect REALTORS® and other small businesses from patent trolls and costly frivolous lawsuits.
21. Supporting REALTOR® Small Businesses: [JOHN] supports commonsense data privacy and security safeguards for small businesses – like real estate brokerages – that lack the compliance capabilities of larger companies.
