OBSERVATIONS AND RECOMMENDATIONS
Exterior Building Condition
• The foundation, building envelope, cladding,
and roof are generally in good condition.
Perform preventative maintenance, life cycle replacement, and repairs as necessary. •
• The roof above the gym leaks which has caused substantial damage to the gymnasium flooring in the past, and required replacement. Recommendation: Assess causes of the leak and repair roof (repair; high priority) 4.1
Interior Building Condition
• The interior condition of the school is good to excellent, and maintenance is performed diligently. Perform preventative maintenance and repairs as necessary.
Building Services Condition • • The building services are in good condition
and meet the present requirements of the
school. Perform preventative maintenance, life cycle replacement, and repairs as necessary. Refer to Appendix A and B for engineers’
reports. •
School Site
• There is poor drainage around the
playgrounds and the existing swale is a major cause of ponding, especially from spring
runoff. Site grading is uneven around the • modular classrooms.
Recommendation: Assess possible
solutions for drainage and landscaping

• The parking lot parallel to 14th Street is in
need of repair and repaving
Recommendation: Repair and repave
the parking lot (life cycle replacement; moderate priority) 4.3
There is a demand for more staff and
student parking at the school. Reconfiguring the parking lot off of 4th Avenue for better vehicular circulation also resulted in a loss of parking stalls. There is a high frequency of street parking, but neighbors are tolerant. A third parking lot would alleviate the demand for parking, and would likely be used for student parking.
Recommendation: Assess the need for
a new parking lot and study potential locations on the school site (study and Functional program upgrade; low priority) 4.4
The in-ground irrigation system has gaps
in coverage which should be addressed to provide even water distribution. Recommendation: Assess coverage
of the irrigation system and address shortcomings (repair; moderate priority) 4.5 The asphalt running track is fatigued and in need of repair or curbing to prevent further damage
Recommendation: Repair the running
track (preventative maintenance; moderate priority) 4.6
Areas of the site affected by the 2021 Classroom Addition will have relevant sprinkler and grading issues resolved as part of the scope of work
