OBSERVATIONS AND RECOMMENDATIONS
Exterior Building Condition
Recommendation: Extend the length of the downspouts to provide drainage away from the building (preventative maintenance; moderate priority)
Recommendation: If water infiltration persists, study the drainage patterns and groundwater condition to determine a solution (study; moderate priority)
Interior Building Condition
 • Areas of exposed dirt in the school’s
crawlspaces produce an odour when damp (owing to a high water table on the school site) and also carry the risk of transmitting radon
gas into the building.
Recommendation: Ensure dirt crawlspaces are properly vented or encapsulated to prevent radon migration into the building (hazardous materials abatement; high
priority) •
The interior condition of the school is generally good as it relates to structural elements, interior fixtures, and equipment. Many limitations and shortcomings of the building have been addressed in the last few years. Perform preventative maintenance and repairs as necessary.
Lockers throughout the school date from before the building was under the authority of ECCS. Many are in disrepair and are approaching the end of their expected life cycle.
Recommendation: replace dated and damaged lockers (life cycle replacement; moderate priority)
The sockets cemented in the gym floor
for volleyball nets are loose and unable to adequately support the net’s vertical supports. Currently, the work-around is tying the nets to the spectator balcony above the gym. Recommendation: replace the affected sockets or contact a gymnasium equipment supplier who may have a remedy for the loose poles (failure replacement; high priority) 5.3

  • The building envelope, cladding, and roof are generally in good repair. Perform preventative maintenance, life cycle replacement, and repairs as necessary.
• A significant puncture in the vinyl siding in the school’s courtyard has exposed the wood sheathing underneath to water damage. Recommendation: Assess the extent
of damage to the sheathing and wall assembly. Repair sheathing and siding as necessary (repair; high priority) 5.1

 • The roof above the gym leaks at the locations of the drains, which may eventually impact the flooring in the gym.
Recommendation: Assess causes of the leak and repair roof (repair; high priority)
• There is poor drainage and groundwater control around the school and periodically water collects in the crawlspace (Appendix B). In some locations, downspouts concealed in the wall cavity of the building do not move drained water far enough away from the side of the building. This could be addressed by extending the length of the downspout.
