OBSERVATIONS AND RECOMMENDATIONS
• In various sections of the school, the flooring
is in disrepair due to cracking, lifting, poor installation, and general wear. Many problems with the floor finishes are thought to be associated with the wood sheathing under • the flooring surface. Carpeted sections of the interior corridors are not functional and should
be replaced with a more appropriate flooring option. Various flooring transitions are in
disrepair and in need of replacement. Recommendation: Repair and replace • the affected flooring in corridors and classrooms (failure replacement, operating efficiency upgrade; high priority) 5.4
Recommendation: Evaluate the need to replace or remediate the wood subfloor in the affected classrooms (preventative maintenance; moderate priority)
• Millwork and counters in some classrooms
are dated and in marginal condition with large • chips and scratches.
Recommendation: Replace or refinish the millwork that is in poor condition (life cycle replacement; moderate priority) 5.5
Building Services Condition
• Most of the building services are in acceptable condition and will likely meet
the present requirements of the school. Perform preventative maintenance, life cycle replacement, and repairs as necessary.
• The electrical distribution system at the school is in good condition but breaker availability may be an issue as the system approaches the end of its lifespan. (Appendix A)
Recommendation: If breaker availability becomes difficult, consider replacing the main distribution centre. (life cycle replacement; low priority)
The original air handling units in the 1986 addition to the school have reached the end of their 30 year expected life cycle. (Appendix B) Recommendation: Replace the air handling units within the next ten years (Life cycle replacement; high priority)
Centralized air conditioning is not delivered to the North part of the building (1959 Addition), or the resource room off the entrance foyer. Recommendation: Evaluate the potential causes of gaps in coverage. Remediate
the centralized air conditioning delivery
or assess the need for independent units. (Indoor air quality upgrade; moderate priority)
Showers in the gym change rooms do not currently deliver hot water, and are not used by students. They are currently used as equipment storage for the gym. Recommendation: Repair hot water delivery to the showers (failure replacement; moderate priority) 5.6
• An electrically operated basketball net in
the gym is malfunctioning, problems are suspected to be caused by electrical wiring from call button to motor on the net. Recommendation: Repair electrical wiring in gym (repair; low priority)
