OBSERVATIONS AND RECOMMENDATIONS
Exterior Building Condition
• The foundation, building envelope, cladding,
and roof are generally in good repair.
Perform preventative maintenance, life cycle • replacement, and repairs as necessary.
• The flashing on the flat-roof parapet is damaged from both wind and general wear, and in need of replacement. Due to high winds in the area, the flashing should be mechanically fastened to both the top and sides of the parapet.
Recommendation: Replace the damaged parapet flashing (failure replacement; high priority) 7.1
• Windows along the east side of the school date from the 1990s and are nearing the end of their expected life cycle. The window frames are wood, and should be replaced at the same time as the windows.
Recommendation: Replace old windows and wood frames (Life cycle replacement; high priority) 7.2
Interior Building Condition
• The interior condition of the school is good. Some interior finishes and fixtures are approaching 30 years old but have been kept in good condition through careful maintenance. Perform preventative maintenance and repairs as necessary.
Building Services Condition
• The building services are in acceptable condition and will likely meet the present requirements of the school. Perform
preventative maintenance, life cycle replacement, and repairs as necessary. Refer to Appendix A and B for engineers’ reports. The fresh air intake for the ventilation system is located at ground level on the east side
of the building. Due to this location, large amounts of pollen, dirt, and grass are brought into the mechanical system and impact air quality and delivery. The likely solution is to add a concrete pad or upstand at the base
of the intake to help keep the area relatively clean.
Recommendation: Address the limitations of the fresh air intake by providing a concrete pad (preventative maintenance; moderate priority) 7.3
  School Site
• Depressions in the ground at the gym roof downspout are creating standing water near the foundation of the building Recommendation: Reslope the area around the downspout to prevent standing water (preventative maintenance; high priority) 7.4
• The landscaping at the front of the school is
in poor condition and should be redone to address overgrowth and ease of maintenance. At the time of the visit, the landscaping maintenance at the school was poorly executed.
Recommendation: Address landscaping shortcomings though redesign and proper maintenance (program functional upgrade; high priority) 7.5
• Sea Cans along the east side of the school are
