The school was constructed in three phases, the original building was 1954 with an addition in 1959 and last addition in 1986. A modernization of the mechanical systems took place in 2010 and 2018. Most of the mechanical systems were upgraded during those two modernizations, with the exception of the main/central school and gym air handlers. Major concerns that need to be addressed within the next 10 years include dewatering and groundwater control around the facility. Stormwater and roof drainage appear to be poorly drained causing water to collect in the crawlspace and seep into the basement spaces from time to time. Also the two air handlers from the 1986 construction are still in service. These have an expected life of 30 years so lifecycle replacement would’ve been around 2017.
A study of the ground water situation is required to determine a solution and cost. Replacement cost on the two air handlers is approximately $115,000.
