               Location             The subject property is situated in Sunbury-on-Thames in the county of
                                    Surrey.  The town lies approximately 15 miles west of Central London,
                                    13 miles south of Slough, 6 miles east of Chertsey and 3 miles north of
                                    Walton-on-Thames.

                                    It is situated to the west of Sunbury-on-Thames town centre on the
                                    eastern side of Windmill Road  (A244) in  a mixed use area of
                                    predominantly office and residential buildings  with nearby occupiers
                                    including NatWest, Assa Abloy, Data Solutions and European
                                    Asbestos Services.

               Description          The subject property comprises a modern detached two storey office
                                    building known as ‘Monkey Puzzle House’.  It is of steel portal frame
                                    construction with brick elevations beneath a pitched and tiled roof
                                    estimated to have been constructed in the  1980’s arranged over
                                    ground and first floors.


                                    Internally the accommodation comprises offices with carpeted floors,
                                    plastered and painted walls, a suspended ceiling and recessed
                                    fluorescent strip lighting.  The windows are double glazed and metal
                                    framed and air conditioning is provided.  Access between the floors is
                                    either via staircase or lift although the lift was not in working order at
                                    the time of our inspection.
