25 PARK ROW, NY
This new 700 ft tall residential building in lower Manhattan is supported on 650-ton caissons. The complicated SOE (Support of Excavation) for the two cellar levels included drilled soldier piles and an internal bracing system that resisted lateral loads from the adjacent MTA subway structure.
Construction + Geotechnical Solutions Unearthed:
Evaluated the subsurface conditions at the site and provided design of the 16-inch diameter, 650-ton caissons, socketed into competent Manhattan Schist, located at depths up to 100 feet.
Designed a deep and complex support of excavation system with two levels of rakers adjacent to a subway tunnel.
Provided SOE and caisson inspection and addressed unforeseen conditions during construction.
LARCHMONT YACHT CLUB FACILITY IMPROVEMENTS, NY
Founded in 1880, this club supports yachting while providing social and recreational activities for its members. A curved concrete seawall, originally constructed in 1927, provides separation between the existing pool and Larchmont Harbor. Needed facility improvements included construction of a new pool with terrace areas, an extension to the Clubhouse, and various landscaped areas.
Construction + Geotechnical Solutions Unearthed:
Performed stability analyses for the existing and proposed seawall loading conditions, including comprehensive review of historic drawings, performance of water borings to estimate the soil conditions at and below the bottom of the seawall, and an assessment of the seawall integrity by visual inspection.
Performed test borings to provide geotechnical engineering recommendations for the Clubhouse extension and filling the existing pool. The recommendations included shallow foundations with an allowable bearing capacity, seismic analyses, design soil parameters, excavation considerations, temporary groundwater control, subgrade preparation, and backfill and compaction requirements.

ROCKAWAY VILLAGE COMPLEX, NY
This project includes the development and construction of retail, community facilities, and affordable housing units, resulting in 8 buildings with 1700 affordable housing units and over 110,000 SF of commercial space. Support of excavation design and construction services were needed for various buildings of this multi-phased project.
Construction + Geotechnical Solutions Unearthed:
Using sloped excavations where ever possible, made the SOE very cost effective, as it reduced the need for lateral support and underpinning.
Maximized the use of cantilevered soldier pile and lagging walls, minimizing the use of costly tiebacks.
Successfully obtained many “No Impact” designations from NYC Transit.

ESSEX CROSSING REDEVELOPMENT, NY
Spread over 1.9 million SF, this project comprises nine sites, and will include over 1,000 new residences, 450,000 SF of retail, 400,000 SF of office space, community attractions, and green spaces. Having sat mostly vacant since 1967, investigation of the sub-surface to explore existing conditions and development of foundation design solutions was required.
Construction + Geotechnical Solutions Unearthed:
Designed a cost-effective driven pile (pipe piles and Tapertubes) and drilled a micropile system. The cellar SOE included driven and drilled soldier piles with tiebacks and the sub-cellar SOE included a soil-cement mixed wall with internal bracing.
Designed concrete piers to bear on top of, or immediately adjacent to, the subway, so that adequate lateral support could be provided.
Involved with all phases of excavation and foundation construction: working with the owners, construction managers, and contractors to address unforeseen conditions and reduce costly construction delays and stop work orders.
