area, in order to generate more interest which could lead to multiple offers and
increased competition.
Unrealistic prices drive prospective buyers to lose interest before even inspecting
the home. For these reasons, overpriced properties tend to take an unusually long
time to sell, more often than not at a lower price than a sensibly-priced home.
If you can be flexible and react quickly to changing market conditions or new
