ROAD SURVEY
Following a discussion at the AGM regarding potential high costs to repairing the Estate’s major roads in the future and how this could be funded,
it was agreed to employ the expertise of a civil engineering consultant.
A full road and carriageway survey was carried out in April and we are pleased to report that in line with the previous survey and ongoing repairs routinely carried out, there will not be many repairs to carry out this financial year.
Work carried out last year included necessary repairs and a complete relining of the white
markings on the Estate as recommended by Westfield Engineering.
Following the survey, it was identified by the Board that in the next seven to ten years a large number of the Estate roads may need resurfacing. Taking into consideration the large areas of some Estate roads, we can expect some big expenditure going forward.
Our current reserves are inadequate to meet these potential high costs and the Board will be looking into this in greater detail over the coming year.
RAINWATER DRAINAGE AND RIPARIAN OWNERSHIP
There are three rainwater drainage channels running from north to south across the Estate, eventually emptying into the sea.
Unsurprisingly these are called the western, central and eastern drains. These channels mainly consist of open ditches running along garden boundaries with some culverts buried under buildings, such as garages, and culverts running underneath roads where the
drains cross them.
AOSERA is responsible for maintaining and keeping clear the culverts beneath the roads. The ditches and culverts that run along garden boundaries and the culverts running under buildings and driveways are the responsibility of the property owners to maintain under riparian ownership. Depending on where the property boundary falls the maintenance of the drain may be the responsibility of a single property or shared with a neighbour. Property owners can find if a ditch or culvert is on their land, and where the boundary lies, from their title deeds.
