1A.1 Developer led project

Overview

The Pre-Construction work flow process

for a Developer led project has been

broken down into 4 key stages:

Stage 0

This stage is not compulsory for all projects and is intended for use on marginal
sites only.
The RAM will decide if the Stage 0 process will be initialled or skipped and the
project to begin at Stage 1.

Stage 1

Early feasibility stages of the project to define the brief and budget for TCG’s
approval.

Stage 2

Developed Concept Design including early engagement with the Developer team
to provide an approved co-ordinated design.

Stage 3

Developed design to a fixed scheme. Developers works and handover from pre-
construction to shell monitoring and construction teams.
