Repositioning at Suburban Mall

            Location: Virginia
            Design Statement: Bernardon is providing design services
            for a proposed 587,000 SF mixed use development at a
            suburban mall. Located in close proximity to regional rail
            service and at the entry to a successful high-end shopping
            destination, the decision to infuse this 374-unit, two-
            structure luxury residential product was an easy one.  The
            architectural response includes misaligned floor plates to
            respond to the need for an abundance of exterior space for
            the individual units, in addition to the common building
            amenity spaces.  The material palette is sleek and simple,
            including highlights of natural materials.  The first floor of
            the building responds to the streetscape with the addition
            of retail and first floor resident amenity spaces, while also
            hiding the first floor and below grade parking.
