Project Understanding
The Bernardon interiors team will provide interior design services that will include space planning, finish
selections, lighting and ceiling design, millwork design and detailing, interior detailing, and all associated
documentation. In addition, our services will include furniture, artwork, and accessory selection,
specification, and procurement for all amenity and common area spaces within the project. Below outlines
the anticipated program:
■ Amenity Space: Approximately 16,500 SF on the first floor and second floor as indicated on
architectural schematic plans. Anticipated program could include, but is not limited to the
following spaces:
• Concierge
• Mail Room
• Package Room
• Delivery Area/Closet
• Leasing Center
• Co-working Lounge
• Fitness Center
• Yoga/Spinning Studio/TRX
• Café/Kitchen
• Game Lounge
• Media Lounge
• Dog Wash
■ Courtyard Amenity Space: Approximately 34,000 SF, of which we would assume 2/3 plantings,
circulation paths, pool area, and 1/3 programmable spaces. This leaves approximately 12,000 SF of
programmable space, which would include the following program:
• Pool Deck Lounge
• Grilling Areas
• Active Lounge Areas (game areas)
• Passive Lounge Areas (fire pits, quiet gathering areas)
