                   Thank you for allowing Bernardon the opportunity to be considered for the design of four (4) new
                   freestanding warehouse/distribution buildings to be located at Abingdon Business Park in Harford County,
                   Maryland.


                   Bernardon has designed over 13 million square feet of industrial space, including warehouses, manufacturing
                   facilities, and distribution centers.  Our experienced team uses an innovative approach to help our clients
                   navigate all of the challenges of today’s industrial market and organize complex spaces that are safe,
                   effective, and optimized for our clients.  As the demand for shipping services continues to skyrocket – in
                   part due to the ever-growing influence of e-commerce and the impact of the pandemic – the industrial
                   market has seen major growth over the past few years, especially for warehouses and distribution centers.
                   As e-commerce continues to transform the way we shop, the demand for larger distribution centers also
                   continues to grow.  Not only are distribution centers expanding in size, but their locations have shifted,
                   too. To meet the demand of the delivery of consumer goods, many warehouses have traditionally been
                   placed closer to where people live. While warehouse distribution centers continue to be developed closer
                   to interstates to have easier access to roadways, they are also being developed closer to dense population
                   centers to enhance last-mile distribution services. Among the consistent development within the industrial
                   market, there is also the growing potential for the repositioning of existing industrial buildings.

                   These observations and our in depth understanding of the industrial market is derived from our extensive
                   experience and first-hand knowledge designing industrial buildings ranging in size from 100,000 SF to
                   1,800,000 SF.  We are confident that our team can help BTC III, I-95 Logistics Center, LLC continue to
