23 and JFK

Philadelphia, PA
23 and JFK is a 23-story, multi-use building with two

floors of office space with a residential tower above.
It features 287 units, totaling 340,000 GSF.
Residents enjoy amenities such as a rooftop pool,
fitness areas, and a dog wash. The building’s MEP
systems were designed for staged occupancy, so
that the lower half of the residential tower would be
operational first, with the top floors following in a
second phase. The building showcases VRF
technology by utilizing air-cooled heat recovery
systems for all apartment and amenity space
conditioning. AEI performed energy analysis to show
compliance with the Total Building Performance
section of the 2018 IECC energy code.

33 N. 22 STREET
Philadelphia, PA
This 30-story, 464,000 GSF residential building
includes amenities such as a six-floor parking garage
for tenants, a rooftop pool, and two large multi-story
entrances. The building was designed for staged
occupancy and all MEP systems were designed to
get the parking garage operational first. The first half
of the residential tower follow, and the top floors of
the residential tower are the final phase of
construction. The building showcases VRF
technology by utilizing air-cooled heat recovery
systems for all apartment and amenity area space
conditioning. AEI performed energy analysis to show
compliance with the Total Building Performance
section of the 2018 IECC energy code.
