FULL FRANCHISE OPERATIONAL TEAM
Each full franchise is independently owned and operated, with variable focus on sales and rentals in the
residential and commercial property spheres. Organisational structures, therefore, vary across the
franchise offices. However, the following core roles are evident across the bigger franchise offices:
Franchisees - responsible for the strategic oversight of the business; not necessarily
registered estate agents.
Principals – fully qualified people (NQF Level 5) who understand all regulatory and
operational aspects of the real estate industry and are ultimately responsible for the
franchise-level operations.
Rental and/or Sales Office Managers - responsible for overseeing the day-to-day
operations of the sales and/or rental agents.
Financial Managers – responsible for day-to-day accounting matters.
Full Status Sales and Rentals Agents – fully qualified (NQF Level 4) agents, who are
registered with the Estate Agency Affairs Board. Full status is maintained by participation in
the EAAB’s Continuous Professional Development (CPD) Programme.
Intern Estate Agents – otherwise known as “rookie” agents, interns must complete a one-
year mentorship programme and complete their professional qualification (NQF Level 4).
Commercial Brokers - Agents who focus on the sale and rental of commercial property
prefer to be referred to as Commercial Brokers; this distinguishes them from their
counterparts in the residential space and reflects the difference in how their businesses
operate .
Buyer’s Agents (new function in South African real estate) – buyer’s agents spend all their
time working with buyers; they fulfill this role primarily with inexperienced or first-time
home buyers.
Listing Agents - Listing agents are focused solely on acquiring new listings (sellers and
landlords).
Portfolio Managers - they are responsible for the actual management of the rental
books/properties; from approving tenant apps, arranging interim inspections & dealing
with maintenance issues, to negotiating renewals. They ensure the professional
administration of the rental portfolio.
Administrative Assistants - they keep it all together while the listing agents, buyers’ agents
and showing assistants work with the clients. These assistants may specialise e.g. handling
inspections or maintenance queries only.
Receptionists – these are our strongest brand ambassadors, as they are front-of-house and
often the first point of contact for our clients.
