WELCOME TO SPRING AND PRIME SELLING SEASON!

We all know the concept of Supply & Demand is a simple one. The best time to sell something is when the
supply for that item is low, and the demand for that item is high. Our Buyer Demand continues to outpace our
Seller Supply making this a fantastic time to put your home on the market.
Looking at the Sauk Prairie Housing Market, comparing the first two months of 2016 with 2017, our market
saw an increase in sales in January 2017 which included an increase in the sale of lake property, driving our
average sale price up as well. Low inventory, not only in our area but throughout most of the country, saw
Sauk Prairie sales in February 2017 drop significantly from 2016. Part of the reason agents encourage you to
put your homes on the market in February instead of waiting until the end of March or the beginning of April
is because February is typically our busiest showing month. Buyers may not want to move when it’s snowing,
but they certainly want to be looking so that when the snow is gone, they are moving into their new home.
Interest rates may be slowing increasing but they are still fantastic. There are great loan programs out there for
those that don’t have a huge down payment. Talk with a lender, you may be closer to owning a home than you
think.
Market experts throughout the country predict that home prices will continue to climb and that the spring
home-buying season is shaping up to be one of the strongest in recent history. With a few new building sites
coming into the Sauk Prairie area I believe our market will continue to improve. New construction will bring
additional homes to the market that we have buyers waiting for.
