Overview Specs & Fixtures

Heating and Air Conditioning

▪ HVAC system to include Trane 90+, furnace for both heat and central AC
▪ All ductwork for all rooms throughout the house

▪ AC compressor installed on exterior side of house
▪ All electrical wiring and copper line run to compressor

▪ 2 heating & cooling zones

Interior Painting

▪ 1 coat primer and 2 coats of flat latex paint on all interior walls and ceilings (Color TBD)
▪ All trim and interior doors to be white satin paint (Color TBD)

Tile and Flooring

▪ Sub-flooring to be ¾” Advantech tongue and groove plywood, nailed and glued
▪ Tile bathrooms, laundry room, and kitchen backsplash

▪ White hardwood oak flooring throughout house 3-1/4” first floor and 2-1/4” second floor
▪ 2 coats Bona Nordic seal

▪ Basement floor to be luxury plank vinyl tile
▪ Option for a finished attic with hardwood floors

Cabinetry and Appliances

▪ All cabinets and vanities to be installed by builder
▪ Kitchen to have white shaker cabinetry and gray 8’ island with Quartz countertop

▪ Thermador appliances: 36” range, 36” refrigerator, dishwasher and microwave

▪ Appliances to be installed by builder

Landscaping
