                                   WHAT MADE YOU FALL IN LOVE WITH 405 QUEENS GRANT ROAD?
                                  We relocated to Connecticut just before our first child was born. We were
                                  searching for a home where children could freely play outdoors and grow up in a
                                 neighborhood like we remember. We love the fact that Queens Grant Road is in a
                                 “true” neighborhood and not a through street. We love the openness of the first floor
                                 and the privacy each room provides on the second level. Our out of town guests also
                                 have a great room of their own when visiting.


                                 TELL US ABOUT THE SCHOOL SYSTEM ...
                                 Our neighborhood uses the school feeder system of Timothy Dwight Elementary
                                  School, Roger Ludlowe Middle School and Fairfield Ludlowe High School. Bus
                                  service is provided for each within the neighborhood, but they are close enough
                                  to drive to when staying for extra-curricular activities. Dwight Elementary received
                                  National recognition as a Blue Ribbon school in 2012. In addition, there are
                                   prominent private school options for each of the grade levels.


                                   WHY ARE YOU MOVING?

                                    Our children have grown up and we are about to become empty nesters. It is time
                                    for us to downsize. We have many wonderful memories of our children growing
                                    up in this home and having such fun in and around the yard and neighborhood.
                                    We hope that the new owners will enjoy it as much as we have.

                                     WILL YOU MISS THE NEIGHBORHOOD?

                                     Yes. We have known most of the families since we moved in. Queens Grant
                                     Road continues to be a very friendly mix of young families, older families, empty
                                    nesters, young children, and teenagers.

                                    TELL US ABOUT THE GROUNDS ...

                                   Our property was professionally landscaped after we moved in, including the
                                   stone terrace and full sprinkler system. We have many mature plantings that
                                  offer privacy and four-season interest. The beds pop with bulbs in the Spring and
                                 thereafter many perennial plantings and natural grasses add color and interest. We
                                enjoy our organic vegetable garden, which provides a bounty of fresh produce for
                              most of the year.

                           WHAT MAKES YOUR LOT SO SPECIAL?

                         It is a peaceful, private space that is beautiful year-round. There is also plenty of room for
                      gatherings and cookouts, and yard games galore. The level yard is versatile enough for the future
                   addition of a pool, sport court or tennis court without cramping the openness of the property.
