CARPENTRY
▪ All framing lumber is Douglas Fir, 16 inches on center
▪ Framing materials consist of 2x6 for exterior walls and 2x4 for interior wall partitions
▪ Roof decking is 1⁄2 ZIPWALL plywood
▪ Wall sheathing is 1⁄2 ZIPWALL plywood
▪ Sub-Flooring is 3⁄4 4x8 sheets, tongue and groove plywood, nailed and glued
▪ Ceiling height is 9 ft for first, 8 ft second, and third floor as per plans
MASONRY:
▪ Front walkway to front door is approximately 4 feet wide with pavers
ROOF & EXTERIOR SIDING:
▪ Exterior Siding: White vinyl clapboard with shiplap accents
▪ Asphalt Shingles, Timberline 30 year GAF Architectural shingles
▪ Front porch made from Azek decking and railing
▪ All fascia board and trim is Azek
▪ Aluminum White K style gutters with water drainage to underground water detention system
with infiltrators
INSULATION AND DRYWALL:
▪ All interior wall and ceilings are covered with 1⁄2" drywall and three coats of taping compound
▪ Garage ceiling and walls are 5/8" drywall with three coats of taping compound
▪ House is insulated according to state and town code regulations
WINDOWS, DOORS, STAIRCASE, AND MILLWORK:
▪ Windows are double hung Pella Lifestyle Series, black exterior with white interior, with 2 over 2 with
screens
▪ First floor sliding doors are Pella Lifestyle Series
▪ Front door: Fiberglass 3 panel laminated glass
▪ 5 1⁄4" baseboard on 1st floor, 2nd floor, and attic
▪ 3 1⁄2" transitional casings on all doors and windows
▪ Shiplap accent walls in the MBR, 1st floor 1⁄2 bath
▪ 4 & 5/8” crown molding throughout 1" floor and 2nd floor hall, MBR & Master Bath
▪ Interior doors are solid core Masonite panel design
▪ Shower doors: Master bath has a frameless enclosure with a polished chrome finish
▪ Staircase, red oak staircase and railings with square wrought iron balusters
▪The large dining room will feature custom wall paneling
