TRANSACTION TIMELINE
Listing your home is an exciting milestone, and we’re here to guide you through every step
of the process. When working with us, you can expect consistent communication and timely
updates to keep you fully informed. Once your home is listed, whether as active or coming
soon, we’ll manage all inquiries, showing requests, and follow-up, asking only that you keep
the property available and “show ready” for potential buyers.
Initial Consultation & Listing Preparation
Your journey begins with a strategic consultation to evaluate your goals, timeline, and pricing
strategy. We’ll outline the selling process, suggest staging tips, and begin preparing your custom
marketing plan.
Professional Marketing Launch (see Marketing Strategy)
Once you’ve signed the listing agreement, our team activates a powerful marketing campaign,
including custom property magazines, professional photography, digital exposure across major real
estate platforms, and targeted social media advertising. During the first two weeks, we also host
broker tours and public open houses to generate maximum interest.
Showings & Buyer Inquiries
As soon as your home is listed, you can expect a flow of showing requests from qualified buyers. Your
Vanderblue agent will coordinate all appointments, keep you updated on feedback, and attend many
of the showings to ensure your home is presented with care and expertise.
Offer Received & Accepted
When an offer is received, we’ll review and negotiate all terms with your best interests in mind. Once
an agreement is reached, both parties sign a fully executed Binder, and the buyer submits a 1%
deposit along with a pre-approval or proof of funds.
Buyer Inspections
The buyers typically schedule a home inspection within one week of the Binder. This includes a full
review of the home’s structure, systems, and potential environmental concerns; you won’t need to be
present, but we’ll keep you updated throughout the process.
Contract Drafting & Execution
Your attorney will draft the formal contract and send it to the buyer’s attorney. After inspections are
resolved, the buyer signs and delivers the remaining deposit (typically bringing the total to 10%),
and you will then review and sign the contracts to move forward.
