THE PROVENANCE…

The original mansion was a 70-room classic French brick and limestone residence in Chicago at 1340 North
State Parkway, which had been built in 1899 for Dr. George Swift Isham. The mansion was designed by
James Gamble Rogers, architect of several stately buildings, including the campuses of Northwestern and
Yale universities.

In 1914, Dr. Isham had the house to the south built as a wedding present for his daughter and the house was
connected to the mansion. It was acquired by Hugh Hefner in 1959 and became the Chicago Playboy
Mansion. Hefner leased the Playboy Mansion to the School of the Art Institute for $10 a year and it then
became a student dormitory in the eighties.

In the mid-1990s, the mansion was purchased by Bruce Abrams, principal of well respected LR
Development firm and was completely gutted and transformed into seven luxury condominiums of varying
sizes. It has since remained the most desirable address in Chicago’s renowned Gold Coast neighborhood.

Today 1340 North State Parkway is home to many high profile individuals and their families who desire an
intimate, private, secure and easy lifestyle in the best location in Chicago!

THE VISION…

After searching for more than a year for just the right apartment, the current Owners purchased the apartment
in 2008, just five days after it was listed for sale. The Owner’s family, their busy lifestyle, refined sense of
style and desire for a private and “homelike” feeling rather than a large boxy high-rise enabled them to
immediately recognize the good “bones” of the home. They collaborated with their architect and interior
designer and no expense was spared in the renovation, restoration and attention to every detail which resulted
in bringing the home to today’s extraordinary level of formal and informal living space.

The Owners remark that “this was everything we wanted in a home; enormous sunlit windows in all
directions, large scaled rooms and a large outdoor terrace, just off of the kitchen and family room for
gardening and grilling. We can see the trees turning each season. It’s a wonderful and private home and we
have loved raising our family and entertaining in the large, open rooms. We also loved the light and views
from 23 windows facing all four directions. It is a luxurious home without the maintenance of a single
family home in the best location possible.”

THE EXTERIOR…

The perfectly scaled, distinguished classic brick and intricately detailed limestone façade create an inviting
statement. Behind the wrought iron gates, there is an elegant front garden and a beautiful landscaped side
courtyard for the private use of the residents.
