THE RESIDENCE…

Pass through the delicate wrought iron gate and double glass doors through the gracious marble Lobby and
take the passenger elevator or the original grand staircase to the third level, shared by only one other
residence.

Three South is one of the largest apartments within the mansion and the only apartment of its size on one
level with four exposures and 23 massive windows allowing it to be flooded with light at all times of day. At
tree level, you are able to look out at one of the city’s most picturesque and historical residential streets,
lovely State Parkway. Whether budding in the spring, full bloom in the summer, ablaze in color in the
autumn or draped in snow in the winter, the trees will be the art just outside your windows.

The extraordinarily inviting Dining Room features two more of the over scaled windows facing south for
maximum light. There is more than enough room to accommodate a large family gathering or a small,
intimate dinner party. Either way, it is an unforgettable room!

The huge 25’ by 17’ Family Room is a marvelous place in which to be casual, relaxed and informal. Enjoy
a movie or curl up and read in front of the fireplace. Three huge windows, one facing east and two facing
west, wash this fabulous room with sunlight at all times of day.

The sparkling white, open, Eat-in Chef’s Kitchen is just adjacent to the Family Room and reflects the way
people live today. It is truly the “heart of the home” and has been completely renovated from the beautiful
floors to the oak beamed ceiling. It opens to the spacious, sunny, private Outdoor Terrace. The Kitchen
walls are clad in white Thassos marble and the counters and island are Statuary marble. The cabinets are
furniture quality and custom made; some have exquisite polished nickel grillwork. There are top of the line
appliances and a large center island for additional workspace and casual dining.

A true Home Office, conveniently located just off the Kitchen, is a “must have” for every home; with an east
window and a built-in desk… a perfect planning area that’s quite necessary in today’s busy world.

Step through tall sliding glass doors on to the Terrace with Brazilian Ipe wood decking and a wood paneled
ceiling protecting you from the weather and enabling use of the grill all year. The Terrace faces south and
west for full sun exposure for garden enthusiasts. Whether dining al fresco or just relaxing with the
newspaper, this lovely area becomes a true “outdoor Living Room”.

Just off of the Family Room is a handsome and cozy wood paneled and lacquered Study with custom built-
