stories in any building, the sum of the widths of required side yards shall be
not less than 25’ and no single side yard shall be less than 10’ in width. In
cases where the lots are a part of a subdivision recorded at the time of the
adoption of this chapter, the Board of Appeals shall have the power to
award such variances in side yard requirements as are necessary to prevent
an unnecessary hardship.
(c) Setback. The setback requirements for the Two and Multiple-Family
Residence District shall be the same as those for the Single-family
Residence District, Section 17.18(4)(c).
(d) Rear Yard. The rear yard requirements for the Two and Multiple-Family
Residence District shall be the same as those for the Single-family
Residence District. See Section 17.18(4)(d).
(e) Lot Area Per Family.
1. No two-family dwelling hereafter erected, altered structurally or
moved on to a lot for residential purposes shall have a floor area of
less than 2400 sq. ft.
2. Every building hereafter erected or structurally altered for use as a
two-family dwelling shall provide a lot area of not less than 6,000
sq. ft. per family and no such lot shall be less than 100’ wide.
3. For a multiple-family dwelling, the floor area per family shall be
exclusive of hallways and stairways in common areas. A multiple-
family dwelling shall have no less than the following:
a. A studio or efficiency apartment with no bedroom shall have
no less than 375 square feet of floor area.
b. A one-bedroom apartment shall have no less than 600 square
feet of floor area.
c. A two-bedroom apartment shall have no less than 750 square
feet of floor area.
d. A three-bedroom apartment shall have no less than 900
square feet of floor area.
(f) Auto Parking. There shall be a minimum of 2 off-street parking spaces for
each family unit in each multiple-family dwelling.
