£27,000 - if we do more, it'll rise, if we do
less, it'll still rise - only joking!
Obviously, if it's decided to do something
different from what has been quoted to date, yet
more quotes will be sourced - the £27,000 budget
incorporates these quotes and obviously can go
higher in expenditure if everyone agrees they
wish to spend more. We as Management have only
one obligation to perform and that is to paint
and decorate the communal parts once ever 5 years
with one colour, and fix anything that needs
fixing. If anyone wants anything else done, the
lift doors/car, the windows, the front door, the
floor, the brassworks etc they can request us to
do and it will done so long as money is available
to do it (via reserves or in larger Service
Charge Demands. We've made it very clear from the
outset that all and every item outlined in emails
and the Project Book are PROPOSALS which we as
Management consider worthwhile to do so long as
there's a majority who agree. Don't forget, we
live here too - or at least two of us do, the
others do own a flat. If, though, there was not a
majority to agree, we as Management would simply
request the choice of one colour from
Leaseholders and paint the whole place that
colour and fix anything that needing fixing, like
a light switch, or broken window. End of story -
our obligation is fulfilled. And cheap!
As regards schedules - yes, as already advised,
once we've agreed the overall design and look on
a majority vote (pre-supposing we go ahead anyway
based on the above), we have to send out a legal
notice outlining the total quotes (ie £27,000, or
£54,000, or whatever) - and then everyone has 30
days to complain, get their own quotes, ask
questions etc or even object to items - if no
problems after 30 days, it's all ON.
Any objections have be advised to everybody
(anonymously) and so long as there is a majority
vote, the objection does not count). All takes
time though - so in answer to your query - we'd
hope to get things started by late August/early
Serptember - although some can be done sooner,
like the front door stripping, the windows, the
floor, the lift, the electrics etc - we'll do the
painting last of all....
You and everybody else  can send me emails,
photos or pdfs, of things you like or don't like,
colours, suggestions etc and I'll put them in the
book so everyone can view - it could not be
simpler - once a decision is made as to which
design period we all prefer (or a majority),
classical or chic artdeco bohemian...... we will
