else's face - why should a dustbin look like a
dustbin?
Every Leaseholder is assured that anything
costing over £250 per flat (ie £2250 incl. VAT)
has to be approved by legal notice plus a 30 day
consultation. Dr Riad had waited 3 years for a
new bin from KFH. With us in charge she got it in
3 months. And on a majority vote, the colours won
the day.... easily.
The way it should be done is that we (me)
finishes the groundwork and then present the
whole project to everybody at the same time for
their comments. We will only get back comments
from Flats 2, 3, 4, 5, 7 and 9 which makes things
a bit easier.....!
So, although it is not totally finished, but so
you can see what is being organised in case you
feel nothing is, I attach the Project details to
date - once I have yet again updated them with
the latest information I am still gathering, this
same Project pdf will be sent to all Flats 2, 3,
4, 5, 7, and 9 so they can make final comments
and suggestions and preferences - once all that
is collated, we can then reach majority decisions
of all aspects and hopefully proceed, although
just today I had some very bad news as regards
the communal parts electrics, which will entail
re-wiring the entire block (not flats) so we can
change the lighting - crazy but true and will
entail a lot of money (could be one helluva lot)
and a very lengthy two month minimum schedule.
I'll know more once further investigations are
carried out which again will entail 3 quotes, 3
site meetings etc etc and then notification to
all Leasholders, a 30 day consultation period and
then a start - that will totally throw out our
schedule to commence our works mid summer and
probably push it back to Sept/Oct - I spoke too
soon in last email Maria.....!
If you disagree with our Internals time-table as
outlined above and/ or my Project presentation to
date, then you must let me know. There is an easy
alternative which is that we (the Management)
will simply instruct new Agents (Best Gapp are
waiting in the wings) and everything, including
these Internals (and the electrics) will be
re-assessed by them, their Surveyors will crawl
all over Mitre House presenting their appraisal
of what needs doing, garnishing all the various
quotes/estimates from their preferred suppliers
and contractors and we will be presented with
three quotes all in excess of £100,000 - plus God
knows what for the re-wiring.
