PUEBLO ESTRELLA MEETING MINUTES

February 11, 2020 – General Meeting

In Attendance

Anne Lopez (Board President), David Vitkus (Vice President), Scott Kelly (Treasurer), Michael
Alaimo (Member at Large). Anne Lopez called meeting to order at 7:03 pm.

Approval of Minutes

Minutes reviewed, David Vitkus moved to approve, Scott Kelley 2 and all approved.

Treasurer’s Report

Scott Kelly (Treasurer), reviewed the treasurer’s report. There was a question from the
homeowners regarding the total balances in each account and whether more should be
transferred to savings. The current numbers are $16716,69 in operating and $26500.00 in
savings. There was no motion to move any funds at this time. There was also a question
about the cost of the pre-emergent treatment from 2019. The community spent $7842.00 on
this work. There was a motion and second to approve the treasurer’s report. All approved.

2020 Budget proposal

Ric Lyman of Cornerstone Communities explained the method of arriving at the budget. The
board reviewed the numbers and had no questions. The final budget will include the pre-
emergent cost if approved later in the meeting. David Vitkus moves to approve the budget,
Mike Alaimo seconds and all approve.

Spring pre-emergent

The board discussed having the pre-emergent spray again for 2020. During the discussion it
was noted that the fall spray seemed to not be as effective. The discussion concluded that
the vendor needs to be reminded to use enough dye to know for certain what was sprayed
and to keep up the strength of the solution to be effective. As long as the cost is about the
same as last year’s service then it is good for the community in general. Scott Kelly moved to
continue the service. Mike Alaimo seconds and all approve.
