Annual Executive Meeting Minutes

August 13, 2019

Call to order
Meeting called to order at 7:58 p.m.

Election of 2018 Board Officers

This year there was not a quorum required to have new board members
elected. The existing board members were: David Vitkus, Tamara Dillon
and Mike Ulichny. Anne Lopez was on the ballot and received 11 yes
votes from those present or by mail in ballot. She again is on the board.
David Vitkus asked for the vote on whether Scott Kelly was to be added
to the board. All approved.

David Vitkus nominated Anne Lopez for president, Mike Ulichny seconds.
All approved.
David Vitkus volunteers for vice-president, all approved.
Anne Lopez nominated Scott Kelly for, treasurer. Mike Ulichny 2 and all

Mike Ulichny volunteers to be secretary. All approved.

Last Meeting Minutes

All members reviewed last year’s meeting minutes. David Vitkus moves
to accept. Mike Ulichny 2nds and all approve.

General discussion

• The board discussed a request from lot 132 regarding the paint on
the home. The owner was notified in January 2018 by certified mail
that the home needed to be painted by the end of the year.
January 2019 the owner started to receive fines for non-
compliance. In July 2019 the owner sent a request to remove the
fines, add time to get the home painted and an ARC request for
the paint colors. It was noted that the owner requested the time
extension to the end of 2019, but the rules require paint to be

completed within 60 days after approval. Mike Ulichny moves to
approve paint to be done in three months, and the board will
then consider reducing the fines. Anne Lopez seconds and all
