Decks


                                                 Upper-Level Decks


             Hathorne Cluster’s standards for elevated and ground-level decks allow for some variations, based on individual
             townhome models and options. General deck configuration standards are as follows:

             •   Knee braces are permitted if required by Fairfax County code.
             •   Deck depth maximum of 12’ with a 2’ setback on the interior sides to provide a minimum of 4’ between
                 neighboring decks.
             •   For homes with a sunroom, deck depth can be a maximum of 10’ with a 2’ setback on the interior sides to
                 provide at least 4’ between neighboring decks; alternatively, deck depth can be 14’ with a 2’ setback on the
                 interior sides to provide at least 4’ between neighboring decks if the corner next to the window is cut at a 45-
                 degree angle, with the location of the support posts adjusted accordingly.

             Trim Details on railing and support posts is not permitted.

             Spiral Staircases may be approved, based on case-by-case review by the DRB.

             Privacy Screens (minimum of 3’ in length, design, material and color: to match DRB-approved cluster standard)
             are permitted for one of any two contiguous decks, with location and size subject to DRB review


                                                Ground-Level Decks


             Ground-Level Decks for houses with main level walkouts with areaways may be deeper than the standard 12’ or
             14’ depth, to accommodate the areaway, based on case-by-case review by the DRB.

                                                         Railings

             Deck railings must match the cluster standard 2” x 2” vertical wooden picket design with 4’’ x 4” posts, 2” x 4”
             rail runners, a 2” x 6” top cap, and a sweep space. Post spacing is typically 4’.  The design is consistent with Fairfax
             County’s typical railing design:
