Develop Our Land
1. Promote land use patterns that reflect a mix of integrated community users.
The Residence at Arbor Grove will promote an effective land use patter in the following ways:
• Adjacent land is zone RMF-22 and is predominately a rental neighborhood.
• The neighboring property to the south is a skilled nursing facility and would greatly benefit from the potential business offered by our residents.
• Having an independent senior living community located so closely to a variety of nearby medical service providers, a regional hospital and tremendous access to major arteries, thoroughfares and highways is a huge selling point for seniors who wish to remain in Arlington.
2. Encourage appropriate redevelopment and reinvestment that creates lasting value.
The Residence at Arbor Grove will not only create a huge new tax source on a site that currently provides very litter, ($18M development cost), but it will also create a lasting value by offering much needed senior housing to a community that has virtually no quality affordable senior housing.
3. Increase the visual appeal within and around residential and commercial developments and along city corridors.
This is the very definition of this proposed development!
