Why is there no price on my flyer? We do not put the price on the flyer because it increases the amount of
people who call in for information and allow us to present your home to them in the best way possible to
encourage showings.
Why is my flyer box empty during Open Houses? We find that more people come inside to the Open House
if there is no flyer to grab outside, we replace them when the open house concludes.
Why did we do 2 open houses opening weekend and one the others? Opening weekend is the busiest and
we find is the best weekend that get large quantities of guests at each one. After opening weekend, one
open house is what is needed for amount of guests that tend to arrive.
Why do you remove our phone number from the listing? We remove your number so you do not get
accidental calls from other agents asking for showings and or try to get info from you that could help their
client's offer, but could prevent you from receiving the highest amount possible.
When should we do a price reduction if home isn't sold? We find price reductions are best to think about if
your home isn't pending after 2 weeks on the market, we recommend price drops after that every 2 weeks
until it sells.
Why do you market internationally? There are a lot of buyers in international markets that buy as an
investment or for family here to live in. How come my friend shows my house is active online when its
pending inspection? Some online resources take hours to days to update. We can let you know where to go
to confirm we are doing what we say. If it has been more than 36-48 hours and it still hasn't updated we can
reach out to those sites and get it fixed.
What if I want to restrict showings during a specific time frame or day of week? We can restrict showings as
needed on your listing. It is best though to keep it as open as possible as to not to exclude any potential
buyers from viewing.
How do you decide on list price? We do a comprehensive market analysis that shows the active, pending,
and sold listings in your area to see what price range would work best and why and give you are
recommendation. However, you are the CEO of the transaction and make the price decision. See the page in

Why do we recommend you not being home during the Open House and Showings? We find that buyers do
not feel like they can "be at home" at a showing or Open House with the owners there. They can be afraid to
look inside cabinets/closets and leave without getting the feeling of being at home. However, if you want to
be home during the showings you can.
