      Reusing Foundations




      Our experience with RuFus and reusing foundations
      In introducing the RuFUS framework (Reuse of Foundations in Urban Settings) in 2006, BRE
      sought to kick start a debate on the reuse of foundations that was perhaps long overdue.
      Certainly, CGL had been recommending reuse to clients and designing for this for nearly a
      decade prior to its introduction. Reuse of existing pad foundations, reusing pile foundations
      or revising the foundation support strategy for building reuse can represent significant cost
      savings for developers. With the current emphasis on refurbishments to existing buildings
      this is even more attractive to our clients.


      As urban development becomes more congested, reuse of foundations supports sustainability and future development
      potential as well as minimising usage of new materials. Some of the more relevant projects where CGL have reused
      foundations are summarised below:


      Early experience
      Brief description:
      One of the early reuse of piled foundations was in the late
      1990's at Building 15, Butlers Wharf, East London.  Working
      closely with structural engineer Walsh Associates, CGL
      supervised the coring of an exposed concrete pile to the full
      depth to provide information on depths of the installed pile,
      concrete quality and condition of reinforcement.

      Reuse of shallow foundations
      Brief description:
      Once again working closely with consultants Walsh
      Associates CGL created value engineering opportunities for a
      number of sites that included, the Dolphin Centre Romford,
      The Minories, Tower Hill  and Lidl Redhill where reuse of
      earlier structures allowed rafting or enhanced shallow
      foundations to be utilized for new construction.
