Permit Process Summary


               1.      An applicant wants to build a home, garage, shop, deck etc.

               2.      First stop is to the Town/RM office (jurisdiction) to complete their forms requesting a
                       permit.

               3.      The jurisdiction then approves the Development Permit based on their zoning bylaws
                       (setback, side yard, building size, etc.)

               4.      The jurisdiction then sends CCA one set of blueprints, plans, drawings etc. as per our
                       Plan Review Checklist Form.
                       (requirements do vary depending on project – as noted on the Plan Review Checklist Form)

               5.      A plan review is done by CCA to ensure that the plans and design submitted meet the
                       requirements of the National Building Code and the Uniform Building and Accessibility
                       Standards Act and Regulations. After which time a digital copy of the Plan Review Letter
                       is submitted to the jurisdiction along with a Building Permit and an invoice for the project.

               6.      The builder calls CCA for inspections as the project progresses. Typical inspections can
                       be as follows (again it depends on what the project is):
                       - Footing
                       - Foundation
                       - Framing
                       - Insulation and Vapour Barrier
                       - Final
                       - Re-inspection

               7.      After each inspection is done, a written report showing any deficiencies is left on site for
                       the builder.

               8.      Once project is complete and deficiencies are cleared up, our permit is closed.

               9.      Our file copy of the drawings, along with final inspection report and close out letter are
                       sent to the town/RM office for their archives.
