THE PIONEER TITLE AGENCY ESCROW OFFICER
The escrow officer is an unbiased third party who works with all participants to facilitate a successful closing of the real
estate transaction. The escrow officer ensures all conditions and instructions are met prior to closing. At closing they
will collect the purchase money funds from the Buyer and lender as well as the settlement costs from each party. They
disburse the funds in accordance with the settlement statement, and record the necessary documents to transfer
ownership of the property.
THE PIONEER TITLE AGENCY TITLE OFFICER
The title agent performs a search of public records to trace the chain of title and ensure a clear title so a title insurance
policy can be issued. They will issue a commitment for title insurance that outlines their findings and identifies any clouds
or encumbrances that need to be cleared. When the transaction closes the title officer will issue the final title policies.
THE PROPERTY INSPECTOR (IF APPLICABLE)
The property inspector is sent out to determine whether encroachments and/or broken priority exist.
