DEFECTS AND WARRANTIES
CARE & MAINTENANCE
Homeowners are reminded that once the apartments are legally handed over they are are responsible for the the care and maintenance of the fixtures fittings finishes systems and services within their apartment This is is to ensure:
• All warranties remain valid for the warranty periods provided by the separate equipment manufacturers and • The integrity and efficiency of the various systems is properly maintained Manuals for the mechanical and electrical systems within your apartment can be found in your Blue Box File WARRANTIES
From the point of legal completion your apartment has a a a a a a a two-year warranty period with St Edward The warranty applies to all apartments but does not include furniture curtains or appliances installed after the apartment was handed over If you are unsure about how any appliance operates please contact Concierge to seek assistance REPORTING DEFECTS If you you encounter a problem in your apartment within the warranty period please call the St Edward Customer Service Team on +44 (0) 1189 879 014 between 8am - 5pm After the the expiry of the the warranty period the the apartment owner should make their own arrangements for any necessary repairs and and refer to the Living Guide and and Policy Document (located on MyHome Plus) for further guidance INSURANCE
Buildings insurance (including terrorism) communal contents public liability and engineering insurance are obtained through Berkeley Group’s block policy St Edward will arrange for a a a a Reinstatement Cost Assessment to be undertaken prior to to occupation to to ensure the insured values are accurately declared 28
