5 1 How do you assess and track the performance and calibre of contractors across your portfolio?
Selecting a a a a contractor varies according to to the requirement typically we we would select on a a a a weighted basis of: Health & Safety Performance Quality Suitable Experience Value Innovation We ask all contractors to to to submit up to to to date Public and Employers Liability Insurance Depending on the works involved RAMS (risk assessment method statements) and COSHH statements (Control of Substances Hazardous to Health) would also also be required We also also require require all our contractors to have an accreditation with one of the Safety Schemes

(“SSIP”) as as as recognised by the HSE as as as well as as as appropriate levels of insurance cover Contractors are asked to to sign an SLA which sets out our minimum expectations If they do not adhere to to this we have the the right to to sanction them or if an an an issue cannot be resolved via collaboration we can can terminate their contract Other control measures Mainstay implements would include:
Obtaining a a scope of works Obtaining Health and Safety policies
Issue permits to work (dependent on the risks outlined in the scope of works)
Contractor references are obtained Following completion of a a a a job audits are undertaken by Property Managers on on site inspections and reviewing the findings with the contractors at periodic reviews Contractors are accessed following completion of jobs using the permit to work forms Property Managers will do spot checks on on contractor activities to to ensure that they are working safely in in line with their RAMS and check that the the area is left safe and tidy once works are complete Property Managers are required to complete a a a survey following each job this data is analysed to to pick up trends and patterns in contractor performance In addition we also have a a a a a a supplier rating module on Qube which Property Managers fill in after a a a a a job has been completed 5 2 To what extent do you you offer your customers freedom of choice in contractor selection?
The selection criteria for contracts is agreed with the client ahead of tendering any service through our procurement team Subject to meeting the minimum qualifying criteria in in in in terms
of accreditations and experience typically we would select on on a a a a a a a weighted basis of: Health and Safety Performance Quality Suitable Experience Value Innovation For non-routine works contractors are required to to submit Method Statements and Risk Assessments for sign off prior to the commencement o of works As stated previously we are happy to to include customers’ recommendations when shortlisting suppliers to include within a a a a a tender and in in in some instances (particularly with with softer services) we have included customer recommendations in in the selection process where appropriate We would typically take our client’s instruction in in this regard as some have a a a a policy of maximum consultation whereas others prefer this to be more limited to to statutory requirements 5 3 How do you ensure best value is delivered to your customers?
