Charles Lucas, our Technical Director, has over 30 years experience in supporting residential developers in design of apartment living. He is o en engaged before construction commences and is involved in all aspects of development design in relation to ongoing servicing and operation.
Charles is supported by a team of specialist residential, mechanical and electrical services consultants, and areas where they regularly add value to the overall solution include:

In addition our Group MD has led the facility management design team on many Private Finance Initiative concessions.
In this role he was able to assist developers, investors and consortia to make the best value decisions in terms of the pay-o  between up-front investment versus longer term capital expenditure and ongoing operational costs. In these deals
the consortium members were accepting full risk transfer on building performance over a 25-35 year period so getting the optimum overall solution right was essential. In some areas minor adjustments to storage locations or housekeeping power were demonstrated to have a signi cant pay-back in full life project costs.
Lettings and Tenancy Management
Best value and e ciency will be derived by integrating our building management solution with our lettings delivery.
Our model is very much adopted from the serviced o ce industry which is much more mature in the UK. Here it is recognised that the presentation and service delivery element is intrinsically linked to the ability to let the facilities and to maximise rental income.
 e onsite Property Services Manager will be responsible for all elements of the lettings process and operation and will drive the highest level of customer satisfaction.  ey will be supported by a team and central infrastructure.

We would never sign up to generic agreements, but source tailored solutions to meet client requirements.
